People living near a dilapidated warehouse will see an improvement to their street after upgrade plans were approved.
Manufacturing firm Jakpak Wrapping Machinery applied for planning permission to re-build its site in Wortley.
An existing warehouse at Leeds Twelve Business Park, on Barras Garth Road, will be demolished to make way for new facilities.
A new industrial building, workshop and showroom will be built by the company, which makes plastic shrink-wrapping equipment.
A design report said the building was near family homes. It said: “The site is located within a mixed-use area made up largely of industrial buildings, with a row of traditional brick houses directly opposite.
“At present, the relationship between the site and these houses is poor. The existing warehouse is in a severely degraded condition and is no longer fit for purpose.”
The report said water was leaking into the building where parts of the roof had collapsed.
It said: “The structure has deteriorated over time to the point where parts of the roof have failed and sections have had to be removed, leaving areas exposed to the elements.”
Planning documents show the hours of operation at the site, including deliveries, would be limited to 9am-5pm.
A Leeds City Council report sassed: “The proposal seeks to demolish the existing warehouse and replace it with a new commercial building for existing business use.
“The new building consists of a new site layout, workshop space, storage, showroom areas and ancillary facilities.
“The design reflects modern industrial requirements while also responding to the site’s context.”
Planning officers decided the development would have no impact on road safety around the site.
The council report concluded: “The development is considered to be appropriate and will not adversely impact on the appearance of the locality or the amenity of nearby occupiers.”
