A new cafe and bar could operate in Horsforth, if plans are approved by Leeds City Council.
Applicant Bee Futures Limited wants to set up Hive Horsforth and has applied to change the use of the former Nawaab Khan Restaurant, which has been empty since January 2025.
A letter submitted with the application says Hive would be run by Wayne Ince and Andrew Godfrey, who are experienced in the hospitality industry and are described as longstanding Horsforth residents.
The new venture will see £140,000 invested to refurbish the premises, on New Road Side
It would operate as a café-style establishment during daytime/morning hours, transitioning to a bar setting in the afternoon and evening.
They would operate Monday to Saturday from 9am to 12.30am and Sunday from 9am to 11.30am.
A letter accompanying the planning application states: “The applicant acknowledges that the premises are located within a residential area.
“However, it is not anticipated that the proposed change of use to a café and bar will have a significant impact on local residents or generate unacceptable levels of noise.
“To ensure that the operation of the venue is compatible with the surrounding area any noise necessary mitigation measures that are deemed necessary will be implemented by the applicant, demonstrating a proactive approach to protecting residential amenity while enabling the site to function as a vibrant community-focused venue.”
The applicants say the cafe bar would near main bus routes and has 28 car parking spaces directly behind the premises, for customers using the local businesses along New Road Side.
They say it will serve as a community hub hosting events, workshops and local group activities
Plans include new UPVC bi-folding window units, cladding, a retractible canopy and glass boundary divider.

Former shoe shop Greek restaurant plans
Meanwhile, the former Hopscotch children’s shoe shop on New Road Side could be transformed into a new Greek restaurant and takeaway by applicant Stavro Goskova, of company Two Brothers PFS.
Mr Goskova wants to change the use of the empty retail unit into a restaurant/takeaway open 9am-11pm, seven days a week.
The new business is described as 85% restaurant dining and 15% hot food takeaway, with a new kitchen extractor flue, signage, external seating area and improvements to the unit’s frontage and public realm.
A planning statement submitted with the application concludes: “The proposed change of use at 75b New Road Side delivers a well-considered, policy-compliant scheme that enhances the local environment, supports economic growth, and delivers a unique, high-quality restaurant offer with limited ancillary hot food takeaway.”
