Wortley apartment block refused permission

Planners have refused permission to demolish a detached house in Wortley and replace it with a block of nine apartments.

London-based developer The Land Specialist Projects Ltd had applied to demolish the house on Blue Hill Lane and replace it with a two and a half storey apartment building with a mix of one and two-bedroom apartments. 

The proposed development would have included nine car parking and ten cycle spaces.

But the planning application received 24 objections, raising concerns about its size, overlooking existing houses, a lack of parking, extra traffic and a loss of open green space and trees.

A design statement submitted with the application had argued: “The proposal delivers a balanced and sustainable form of development that aligns with all relevant national and local planning policies. 

“It achieves social, economic and environmental gains without giving rise to any adverse impacts that would significantly or demonstrably outweigh the benefits.”

A council planning officer this week refused the application, saying it contravened ‘numerous and significant’ local and national planning policies.

The planner’s report concluded: “Whilst the proposal will bring with it benefits, including the delivery of new housing to meet wider demand, these benefits are outweighed by the harm identified.”
