Green light for courtyard housing off Horsforth Town Street

By John Baron

Plans for ‘courtyard’ style housing in a car park off Horsforth Town Street has been approved by council planners.

Jonathan Snellgrove, trustee of the Oakland Golf And Leisure Fund, has gained permission to build three apartments and five terraced properties in two parallel blocks. There will also be eight parking spaces.

The proposals include the retention of existing commercial premises on Town Street following the demolition of modern rear extensions.

Similar plans, including under-croft car parking, were refused in 2023. There were no objections to the latest proposals.

A council planning officer’s report said: “It is not considered that the proposal would harm the local economy or vitality of Horsforth Town Street. The existing public house would remain and it is not considered the demolition of the modest-sized rear and side extensions would prejudice its ability to function.

“The existing car park is privately owned and there is no objection to its loss. Town Street offers free on-street parking and Morrison’s, which is located opposite the application, offers a large free shoppers’ car park.

“The principle of the developing this under-utilised site for housing is considered acceptable, subject to an assessment against all other normal development control considerations.”

The report concluded: “The proposal also results in other benefits such as providing new housing upon brownfield land, within a central sustainable location.”

The plans, documents and reports can be read here.
