Developer breaks ground on scheme for 1,600 new homes

Building works have started on more than 1,600 new homes in a major new housing development at the former Arla Foods site off Kirkstall Road.

Senior leaders from developers Latimer were joined at the Dyecoats site by MP for Leeds Central and Headingley Alex Sobel, and West Yorkshire Mayor Tracy Brabin.

With foundation work under way, Dyecoats is set to become one of the most significant regeneration projects in the region. 

Phase one of the scheme will deliver 434 new homes, including 100 for social rent and 138 for shared ownership. The wider development will also include a new food hall, public realm with access to the River Aire, and a new north-south link across the river. 

Latimer is the development arm of Clarion Housing Group. Richard Cook, Chief Development Officer at Clarion, said: “The Dyecoats development exemplifies what Latimer is here to do by bring forward transformative regeneration that delivers affordable, high-quality homes and long-term value for communities.

“With our partners, we’re proud to be investing in a sustainable future for Leeds and ensuring those most in need benefit from this growth. Our ongoing collaboration with St George’s Crypt to provide temporary accommodation for people facing homelessness also shows that social impact is at the heart of everything we do.”

Tracy Brabin, Mayor of West Yorkshire, said:  “Our multimillion-pound investment into this flagship scheme will help deliver hundreds of affordable and sustainable homes for local families in a vibrant city centre neighbourhood. 

“This is what devolution looks like – strong partnership working in collaboration to breathe new life into our brownfield sites and build a greener, more secure region which everyone is proud to call home.” 

Leeds City Council leader Councillor James Lewis also attended the groundbreaking ceremony last Friday, alongside senior representatives from Homes England, charity partner St George’s Crypt and construction partner GRAHAM to celebrate the start of site works.

Cllr Lewis said: “The start of building works on the Dyecoats scheme is a very welcome development as it will see 1,600 new homes delivered and it will regenerate a key site into a thriving new city centre neighbourhood. 

“Over the last five years Leeds has seen more new affordable housing built than any other city outside London, so the fact this scheme includes a significant number of new homes for social rent and shared ownership is also very welcome.” 

Designed to align with Future Homes Standards, the development will be net zero carbon in operation.
