Bramley Shopping Centre: Plans for 36 flats re-submitted

Fresh plans breathe new life into disused offices at Bramley Shopping Centre have been submitted.

Applicant Mr R Clair hopes to turn the first, second and third floors of the landmark Viewpoint office block – also known as Bramley House – into 36 flats, with 19 parking spaces.

The offices have been empty for a number of years and the proposals are the latest effort to transform the 1960s building into flats.

Similar plans were originally approved by Leeds City Council for a different developer last March – but with the stipulation that work was carried out before 30 May 2016.

In a supporting document submitted with the application, planning consultants Ryat Associates say the new plans are similar to the previous proposals. They add:

“The building has been marketed as offices for some time but with very little interest. Due to the size, central location and accessibility to public transport the building is ideal for residential use.”

No external changes to the building are proposed apart from replacing all the existing windows with new ones.

There would be 33 one bedroom and three two-bedroom flats on the site.

The Dispatch reported last February that centre owners Rockspring was in negotiations with a Leeds-based residential developer to convert the old Bramley House office block into 36 private rented flats.

The latest plans can be viewed and commented upon here.

  1. My only concern is lack of parking spaces, these flats will attract younger occupants and each flat would require parking space, if not it will lead to congestion on surrounding roads /streets
